Stain adds color that becomes part of the slab. Acid stains react chemically with the concrete to create mottled, earth-toned color, while water-based stains carry pigment into the open pores for a wider, more uniform range. What painting is
Concrete paint, including basic one-part epoxy paint, lays a colored film on top of the surface. It produces an opaque, uniform color, but because it is a layer sitting on the slab rather than part of it, it is vulnerable to peeling, chipping, and wear, especially without proper preparation. A true epoxy or polyaspartic coating is a far more durable on-top finish than paint, but it is a different product entirely.
Durability: which lasts longer
Stain wins decisively on lifespan. Because the color is in the concrete, a sealed stained floor holds its appearance for years and cannot peel. Paint typically begins to wear in traffic paths and peel at the edges within a few years, and it does so faster outdoors and under vehicle traffic. The maintenance gap is significant: stain is resealed periodically, while paint is stripped and redone.
Look and feel
Paint gives a flat, solid, opaque color. Stain gives depth, variation, and a more natural, high-end appearance, with each slab taking color a little differently. For interior projects, that character is part of the appeal across interior floors.
When paint makes sense
Paint can be a low-cost, short-term fix for a space where longevity is not the priority. But for a finish meant to last, staining, polishing, or a professional coating is the better value, because redoing peeling paint repeatedly costs more over time than doing it right once.
